With all the things that Architects and Property Developers are expected to keep up with, it is impossible to be an expert in everything. Advanced Metering technology is a rapidly moving space. The specialist skills required in building construction, network engineering, embedded control systems and software development are extremely rare; especially all within one company.
Smart Building Services contains all these skills as well as a pedigree in advanced technology research and development.
Just like Architects and Property Developers turn to experts in Mechanical, Electrical, or Soil Engineering, our goal is to be your Metering and Embedded Network consultants.
Smart Building Services operates just like any other expert consultant to the building process. In conjunction with the Architect and or Property Developer we undertake an initial consultancy to provide a high-level technology solution for the design brief; once the client approves this we consult with the Architect or Property Developer to develop a detailed design and specification.
We then act on behalf of the Architect or Property Developer to provide a single point of contact to engage and manage the related contractors including the electrical and plumbing contract.
Throughout the course of construction our Project Managers work onsite with the Builder to ensure all technology services are installed and commissioned at the appropriate phases of construction. For high end systems our hardware team will work in conjunction with a software team who will develop customised control applications for all the metering systems.
Upon completion of all work we certify all systems, train the client in their use and provide tweaking and further customisation on request.
ONE UNIFIED SYSTEM, ONE INSTALLATION, ONE TIME PERIOD AND ONE POINT OF CONTACT
Traditionally, the design and construction process goes something like this:
- The Developer and Architect prepare an initial set of design drawings.
- A range of sub-system design consultants (eg: Plumbing, Electrical) prepare individual subsystem specifications.
- The design and subsystem specifications are tendered and a builder is appointed.
- The builder subcontracts a number of sub-system installers.
In the above process there is little if any relationship between the installation subcontractors and the design consultants who specified the system to be installed. Often the process of subcontracting creates financial and time pressure on the installers and corners are cut to satisfy the specification to a minimum level.
When approaching integrated building system integration, Smart Building Services advocates a “design and construct” approach as illustrated in the following diagram and process:
The Smart Building Services “Design & Construct” process goes like this:
- The Developer and Architect prepare an initial set of design drawings and commission a single Integrated System rather than disparate systems that may not even integrate.
- Design consultant to be responsible for the design and installation of the building infrastructure.
- An Integrated Systems Design Consultant (Smart Building Services P/L) prepares a set of integrated specification documents including line drawings.
- From the specification the Integrated Systems design consultant also prepares a fixed cost for installation of the documented system and the developer specifies the installer within the building contract.
- The Integrated Systems Design consultants then directly oversee the purchase of the individual components and installation of the integrated system infrastructure.
In the above process the consultants who design the system are also directly responsible for installation and ensuring that all systems interact as they are meant to. Project management is substantially reduced by reducing the number of parties involved and the costing process is made transparent to ensure the developer is confident that the costs involved are within the realm of commercial viability.
